Upcoming HVCC Changes
The Home Valuation Code of Conduct (HVCC) dictates rules regarding the interaction between appraisers and the lending industry. A copy of the full HVCC can be found here. On May 1, 2009, changes to the HVCC will go into effect. The changes state that rather than going to an appraiser directly, lenders must order a real estate appraisal through a third party, such as an appraisal management company.

Lending Limits…
You would be hard pressed to find a lender who will refinance your mortgage or give you a home equity loan on a home that is currently for sale. While lenders have different policies on the subject, a lender is going to be cautious about lending money …

I know this blog was written March of 2009 but your statements about all that FHA appraisers look for are incorrect. No longer do many of the items noted above impact an FHA appraisal. Only items that rise to health, safety and livability. From prior 9 month FHA experience: no kitchen ceiling- no problem, no stove- no problem, no screens- no problem, cracked window- no problem and on and on. It is amazing how many things that applied before under these items, no longer apply.
