Christopher Kinzie and Christopher Spinelli founded Present Value LLC in 2006. Mr. Kinzie and Mr. Spinelli have been certified through the National Equipment & Business Builders Institute (NEBBI) as Certified Machinery & Equipment Appraisers (CMEA) and also certified through the Society of Business Analysts as Certified Senior Business Analysts (CSBA). CMEA’s and CSBA’s are located throughout the United States and several foreign countries, and are used by banks, lending institutions, CPAs, attorneys, business owners, buyers/sellers and others to provide needed financial information for a variety of reasons.
Christopher A. Kinzie, CMEA, CSBA, CRA
Mr. Kinzie has been involved in the development of hundreds of machinery and equipment appraisal reports for various industries such as construction, aggregate, oil and gas drilling, manufacturing and specialty manufacturing, maritime, plastics and molding, medical devices and pharmaceutical manufacturing, fitness and exercise, woodworking and metal works, movie and film, sound and technical equipment, laundry, and automotive and auto repair, among many more. Mr. Kinzie obtained a Bachelor of Science from Northeastern University in Boston, Massachusetts, in 1999 with dual concentrations in Finance / Insurance and Small Business Management / Entrepreneurship. Mr. Kinzie is a Certified Residential Appraiser licensed in Massachusetts and California, and is FHA approved. Prior to his professional appraiser career, Mr. Kinzie had 15 years of maritime and boating experience and five years of private consulting work. In 2002, he started his appraisal employment at Appraisals Unlimited in Needham, Massachusetts, where he started as a contract trainee residential real estate appraiser. In 2003, Mr. Kinzie continued his career working with Absolute Value Inc., based out of Boston, Massachusetts, and worked there until 2007. He started as a residential appraiser and eventually became the senior review appraiser overseeing the quality control of more than 40 appraisers in five states. Toward the end of his employment at the company, he attained the title of Vice President and managed the daily operations, quality control, and new business development of this multi-state company. Christopher Kinzie has been awarded the CMEA designation (Certified Machinery/ Equipment Appraiser) by the NEBB Institute. He has performed numerous machinery & equipment appraisals over many years. Mr. Kinzie had specialized in many facets of machinery & equipment appraising such as; medical devices and medical manufacturing, construction and aggregate machinery, maritime/shipping industry and industrial manufacturing.
Christopher P. Spinelli, CMEA, CSBA, CRA
Mr. Spinelli has been involved in residential real estate appraising since 2002 and holds active licenses as a Certified Residential Appraiser in the states of Massachusetts and Rhode Island and is also approved by the Federal Housing Administration to do appraisals for FHA loans. Mr. Spinelli is the Co-Founder of Present Value LLC which covers all facets of the appraisal industry including real estate, machinery & equipment and business valuations. Affiliations include the NEBB Institute, Society of Business Analysts, and Massachusetts Board of Real Estate Appraisers. Mr. Spinelli, CMEA has been awarded the CMEA designation (Certified Machinery/Equipment Appraiser) by the NEBB Institute. In 2002, Mr. Spinelli started his appraisal employment at Appraisals Unlimited in Needham, Massachusetts where he started as a contract trainee residential real estate appraiser. In 2003, Mr. Spinelli continued his career working with a Boston, MA based appraisal company and worked there until 2007. Here he started as a residential appraiser and worked over the years to be the senior field appraiser and reviewer. He performed appraisals of high-end real estate, commercial real estate and quality control of appraisal reports.
Recent Large Equipment Appraisal Project 2009-2010:
Present Value LLC was engaged in late 2009 and into 2010 to perform a certified machinery and equipment appraisal and an inventory appraisal for an international medical devices manufacturer. We were asked to determine the orderly liquidation and forced liquidation values for the equipment and a portion of the inventory at the facility. The machinery and equipment appraisal was performed at two site locations with more than 500 capital items and more than 1,000 support items to be appraised. The inventory appraisal included a sampling of more than 20,000 products and goods the company currently had in their inventory. Due to time constraints for the loan, Present Value LLC was asked to perform this in half the normal timeframe.
Recent Large Inventory Appraisal (FF&E) Project 2010:
Present Value LLC was engaged in February 2010 to perform the appraisal of all the furniture, fixtures and equipment owned by a bankrupt lending institution for cost segregation purposes. Two value definitions were derived for the client: fair market and orderly liquidation values. The scope of the site inspection incorporated more than 300,000 square feet of floor space with three separate towers and six floors. We assembled a team of qualified inspection professionals to record more than 30,000 items, which were categorized, identified by location and valued. The assignment had strict due dates, and Present Value LLC delivered the report on time and to the satisfaction of the client, with additional consultation provided after the fact.
Recent Large Desktop Machinery and Equipment Appraisal Project 2009:
Present Value LLC worked on an international project involving equipment being purchased from the United States and delivered to two locations in South America: Brazil and Chile. Due to time constraints, the client requested we perform a desktop appraisal. Once the client provided Present Value LLC the necessary details, photos and information on the equipment, we conducted all necessary research and developed the appraisal report. The client was very happy with the appraisal because they got the certified report they needed in the timeframe required.
Recent Barcoding, Tagging and Valuation of Inventory Project 2009:
Present Value LLC was engaged to perform a large project in southern California for a large healthcare provider. The scope involved evaluating and selecting a new inventory management system, implementing the system and recording, barcoding, tagging and identifying all inventory for more than 55 offices. In addition, the client asked Present Value LLC to derive the fair market and orderly liquidation values of all inventory. Present Value LLC formed a comprehensive inspection schedule and provided three recommendations for a new inventory tracking system. Present Value LLC implemented the client’s chosen tracking system, conducted inspections and researched and designed reports describing all inventory and their values.
